DEPUTY GENERAL DIRECTOR DINH THE QUYNH: I FOLLOW REAL ESTATE TO DISCOVER MYSELF

From a passionate programmer, at the time  of Information Technology boomed and developed, he turned to a new direction – that is Real Estate.

Choosing Real Estate at the right time it is falling into the “freezing” period, while hundreds of people in Real Estate “jumped out”, he “jumped in”. Experiencing 10 years with the profession, the programmer that year has now become Deputy General Director, in charge of Sales of Hai Phat Group.

Let’s talk with Deputy General Director Dinh The Quynh to have better understanding about him and his work.

It is known that his childhood dream was to have access to Information Technology and work in the Information Technology (IT) field. So what is the reason why an IT Programmer gave up your dream and switch to Real Estate?

Information technology was my childhood dream, because when I was young, I had no computers, the Internet did not explode as now. In order to pursue my dream, I studied Software Engineering at Ho Chi Minh National University and after graduating from university, I had 5 years to do my dream job.

The early 2000s were the booming era of the digital age, with the 5 year experience in Information Technology field and from the Programmer’s work such as writing and outsourcing, buying and selling hardware and having experience in distributing technology products to the market made me get many offers from large distributors such as FPT, CMC and oil and gas distributors. But at that time, I was looking forward to looking for opportunities in a new field and I started to get attached to Real Estate.

You switched to Real Estate at the right time when the Real Estate market was in a crisis? So what made you give up Information Technology in the middle of a vibrant market to choose Real Estate?

In 2007, when I was still in IT field, I had the opportunity to interact with real estate business brothers. At that time, I saw that, At that time, I saw that, having done business in any fields was the same but real estate has much higher value than the one of technology products and is also more commercial, so I desire to switch to the real estate marketto break up myself.

 Moreover, in the years 2008-2009, information about real estate is extremely limited, the market is not as active as it is now, information on access to investors is quite limited, policy and legal information. as well as regulations and laws in the real estate business are not strict, etc. At that time, I just thought that the difficulty of others was my opportunity and I came to Real Estate since then.

Turning to a new direction and witnessing ups and downs of the Real Estate market, do you find Real Estate more suitable with you than IT?

I think there are certain difficulties and adaptations in any fields. If Real Estate gives me new experiences about the job and the ups and downs of the market, IT also helps me train my thinking at work, and a lot of skills. These things help me a lot in my current job.

When I moved to Real Estate, I found this environment really appealing and challenging and I thought I would go a long way with it, because I found many things that were suitable with me including the knowledge and skills I have had before. Not only that, when doing Real Estate I also have intimate partners and colleagues. Of course the difficulties were unavoidable, at that time I got encouragement from my colleagues and unanimously found a solution. I always think that challenges go hand in hand with opportunities and I always try my best in any situation.

The real estate industry has hundreds of large and small businesses. So which fate brought you to Hai Phat?

Since entering the field of Real Estate, I have heard about Hai Phat. Back then, around 2008-2009, Hai Phat was very famous, Hai Phat’s products had very high liquidity in the market, they were Van Phu, Tan Tay Do projects, etc. Not only that, I also heard about Hai Phat culture and people. When I had the opportunity to cooperate, I did not hesitate.

Born in 1985, is one of the youngest Deputy General Directors of Hai Phat and holds many important positions at member companies in the Hai Phat system. So, what do you get when you get a new assignment and what are your difficulties?

In my new position, I was involved in a series of real estate products, from market research, project research, project development, sales and after-sales, …which are very good conditions for myself to understand the product better.

Despite holding many positions, both the Employer and the Member Companies, I hold the same work in the business, not in different positions. Longitudinal task management helps me control everything in the most general way.

The difficulty is that there is more responsibility, more work, more pressure in each position, but this is also the motivation to help me know how to balance time appropriately so as to have much work but still effectively.

I pursue Real Estate to discover myself.

 In your opinion, what is the decisive factor for the success of a real estate project?

A real estate product is considered successful when it is formed and sold quickly and is operated in the most stable way.

 And to sell the fastest, there are a number of key factors to ensure: Products must be in line with the trend, specify which products to target, which segments, price and where your customers’ needs come from and it’s important to choose a time to launch products.

Because when we choose the time to release the goods, it will decide the liquidity of the project. Only when the project has fast liquidity, it will have good cash flow, faster deployment, early handover and more effective investment on the project.

If one of these elements is missing, difficulties and challenges will increase. And to have a successful project is the effort of a whole team, from investment preparation, investment execution, construction execution to sales and operation management.

As a 10-year experienced real estate developer, how do you anticipate the real estate market ‘scenario’ in the second half of 2019?

Regarding the real estate market in the second half of 2019 from a personal perspective, I find the growth is still stable, although the important factor is the credit in real estate being tightened. The market lacks credit as well as the body is anemic, it will cause certain difficulties in the market. But in my opinion, the Vietnamese economy will still maintain the overall stability. Regarding Real Estate, the customer segment of interest is still the land plot segment. Land bank in big cities like Hanoi and HCMC. Ho Chi Minh no longer, the supply will come from nearby areas such as Bac Giang, Bac Ninh, Hai Duong, Quang Ninh, Ha Nam, etc. Especially, when these areas have synchronous transport and social infrastructure, appropriate investment, they will receive great attention from customers.

For high-rise segments in big cities like Hanoi, Ho. Ho Chi Minh City is still stable, because the demand for people’s housing is still growing. General movements assessing the real estate market this year still keeps a stable growth. Especially in 2019, the resort real estate segment will grow and become hot in locations such as Nha Trang, Da Nang, Binh Thuan and special areas, etc.
